What are 55+ communities?

When people first hear about 55+ communities, they are often equated with assisted living facilities for older adults. Nothing could be further from the truth. Also called “age-qualified” or “age-restricted” communities, these enclaves were specifically designed for active adults looking for an independent and engaged lifestyle in their older years.

55+ communities offer:

  • Homes designed for active adults who plan to age in place. Aging in place is defined by the CDC (US Centers for Disease Control and Prevention) as “the ability to live in one’s own home and community safely, independently, and comfortably, regardless of age, income, or ability level.” Most of these single-level residences feature smart storage and low-maintenance exteriors to provide fuss-free comfort.
  • Neighbors at a similar stage in life, encouraging a shared culture and engagement in social activities.
  • Amenities such as clubhouses, swimming pools, sports facilities, parks and walking trails that promote an active and healthy lifestyle.
  • Locations close to an array of leisure activities such as shopping or entertainment, cultural institutions, and a variety of attractions.
  • A homeowner’s association to provide community services and maintenance.
  • A focus on independent living on your own terms.

They’re designed so you can live your best life among peers in a resort-like or country club setting with all the creature comforts and conveniences that one could possibly want.

The urban conveniences and world-class entertainment of the Las Vegas Strip and Downtown Summerlin combine with the natural beauty and outdoor adventure opportunities of the Mojave Desert and Red Rock Canyon to provide a wealth of leisure activities to fill your days and nights.

Summerlin’s location in the foothills of the Spring Mountains and Red Rock Canyon means that the community is often a few degrees cooler than downtown Las Vegas. High temperatures during summer frequently exceed 100 degrees, with winter highs in the 50s. Snowfall is almost unheard of, with rain being more common in January and February. 55 and over communities in Summerlin and the Las Vegas area can expect abundant sunshine and clear skies for most of the year, perfect for sports and other outdoor leisure activities.

On the western edge of Summerlin, the foothills of the Spring Mountains and the majestic sandstone walls and peaks of the Red Rock Canyon National Conservation Area are the area’s most awesome natural wonders. Visited by more than 3 million visitors every year, Red Rock Canyon is the ideal destination for Summerlin residents looking for outdoor adventures that are close to home.

A network of scenic trails is perfect for hiking, biking, and horseback riding, while the canyon walls offer a range of challenges for rookie and seasoned rock climbers alike. Visitors looking for something more leisurely can have a picnic, go camping, and drive to areas for more recreational options or to simply admire the magnificent views.

One of the design goals of the Summerlin master-planned community is to create an environment that encourages an active lifestyle and a walkable community. Hence the Summerlin Trail System was created, a network of approximately 150 miles of trails crisscrossing Summerlin’s neighborhoods, parks, and amenities. The system is a combination of street side, bicycle, village, natural, and regional trails. The interconnection of urban areas, parks, amenities, and villages encourages a walking culture that has earned accolades such as the 2008 American Trail Developers Award. It’s ideal if you want a quick morning walk, jog, or urban biking excursion.

Summerlin’s location in the foothills of Red Rock Canyon is complemented by its proximity to the Las Vegas Strip. Residents of Summerlin’s 55+ communities can take a short drive to Vegas to enjoy the world-class hotels, resorts, fine dining restaurants, and casinos for a fun day out or a quick staycation.

If you like exploring the community itself, Summerlin has a load of urban conveniences and attractions. The Downtown Summerlin complex boasts more than 125 stores, restaurants, and entertainment establishments, spread over 100 acres.

The nearby City National Arena is headquarters to the NHL’s Vegas Golden Knights and also serves as a hub for ice-skating and hockey in the area, with lessons and workshops.

While Summerlin is walkable in parts, residents will still want their own vehicle to explore Summerlin’s farther reaches from wherever they happen to be. The Las Vegas Beltway runs through most of the north-south axis of Summerlin, while the Summerlin Parkway and W Charleston Boulevard lead east to downtown Vegas. The Harry Reid International Airport is about five miles south of downtown Vegas, while the North Las Vegas Airport handles general aviation flights, scenic tours and helicopters, as well as limited regional airline flights.
